Wyndham Rewards launched Homes & Havens on October 29, 2026, a booking site with nearly 800 vacation homes and villas in the U.S., the Caribbean, Mexico and Europe. You earn 5 points per dollar on paid stays, and free nights start at 15,000 points per bedroom per night. Award nights have to be booked by phone at least 60 days ahead, and the points cover the base rate only.

What changed

  • Before: Wyndham members had no vacation rental option after the Vacasa partnership ended in late 2025, as Upgraded Points reports.
  • Now: Homes & Havens lists homes and villas you book on Wyndham’s own site, with earning and redemption from day one.
  • Earning: 5 Wyndham points per U.S. dollar on qualified bookings, and qualified nights count toward Wyndham’s elite tiers, per the launch announcement.
  • Redemption: 15,000, 30,000 or 45,000 points per bedroom per night, with a 5,000-point tier promised later.
  • Partners: the homes come from outside management companies, including Brightwild, Simpson Travel, StayTerra and Thousand Trails. Wyndham doesn’t own them.
  • Who it affects: families and groups who want one house instead of several hotel rooms, and anyone holding Wyndham points with no hotel they want to spend them at.

Key terms

  • Price tiers: Wyndham’s announcement says “Redemptions currently start at 15,000 points per bedroom, per night, with additional tiers at 30,000 and 45,000 points.”
  • How the tier is set: the tier depends on the home’s nightly rate per bedroom. Wyndham hasn’t published the cash thresholds for each tier.
  • Booking awards: you book an award by calling Wyndham Rewards Member Services at least 60 days before arrival. Paid stays book online, and some villas take a request first, followed by a call from a reservation specialist.
  • What points cover: the base rate only. You still pay taxes, cleaning fees and other mandatory charges in cash.
  • Not every home qualifies: Wyndham says most homes should be bookable with points, but not all of them.
  • Same chart shape as hotels: Wyndham’s redemption page prices hotel free nights at 5,000, 15,000, 30,000 or 45,000 points per bedroom, the four tiers set in the September chart change.

What the homes cost in cash

When we checked on October 29, the Homes & Havens site showed a three-bedroom condo at One Steamboat Place in Steamboat Springs, Colorado. It averaged $1,470.44 a night for a 7-night stay, taxes and fees included. A five-bedroom villa at Sandy Lane in Barbados listed from $1,950 a night with a 5-night minimum. Those are big-group prices. Split three ways, the Steamboat condo costs about $490 per bedroom a night, taxes and fees included.

Points are priced per bedroom, so a home’s award cost grows with its size:

Home size 15,000-point tier 30,000-point tier 45,000-point tier
1 bedroom 15,000 points 30,000 points 45,000 points
3 bedrooms 45,000 points 90,000 points 135,000 points
5 bedrooms 75,000 points 150,000 points 225,000 points

A week in a three-bedroom home at the lowest tier costs 315,000 points (45,000 times 7), before the cleaning fee and taxes.

Our take

We value Wyndham points at about 0.57 cents each, per our Wyndham valuation post. At that rate, the break-even base rate per bedroom per night is about $86 at the 15,000-point tier (15,000 times 0.57 cents), $171 at 30,000 points and $257 at 45,000 points. When a home’s base rate per bedroom sits above its tier’s break-even, you get better than average value for your points.

The Steamboat example shows why this matters. If that condo prices at the 30,000-point tier, you’d spend 90,000 points a night against roughly $490 per bedroom in cash. That’s about 1.6 cents per point ($490 divided by 30,000 points), well above our valuation, though part of that cash goes to taxes and fees you’d still pay on an award. Nobody knows which tier it lands in until you call, because Wyndham hasn’t published the thresholds.

So use Homes & Havens when you have a large stash of hotel points and a group trip planned more than 60 days out. Call Member Services, ask for the tier on two or three homes, and divide the base rate per bedroom by the points. Skip it for short-notice trips, since awards need 60 days’ notice, and for solo travel, where a Wyndham hotel at 15,000 points or less does the same job.

Compare it with Wyndham’s vacation clubs first. The same redemption page offers select Club Wyndham and WorldMark resorts at 5,000 points per bedroom per night on stays of two nights or more. A two-bedroom resort unit at 10,000 points a night beats almost any Homes & Havens booking on points. Marriott runs a larger rental site with its own rules, which we covered in our Marriott Homes & Villas post.

Wyndham points are cheap to earn in Wyndham’s regular promotions, and they’re harder to spend well since the 45,000-point tier arrived. A rental at 15,000 points per bedroom gives those points a new use, and our award travel posts cover the other ways to spend them. Read our points valuation guide before you trade points from a more valuable program into Wyndham to book one.
