Marriott Bonvoy is offering 2,000 bonus points per night on Homes & Villas rentals, capped at 10,000 bonus points per stay. Registration is required. Register and book by October 1, 2026, and complete the stay by December 31, 2026. Every booking needs at least two consecutive nights at the same property and $1,500 of qualifying spend.

How do the bonus points add up?
Marriott Homes & Villas pays this promotion in flat increments tied to nights. A two-night stay earns 4,000 bonus points. Three nights earns 6,000. Four nights earns 8,000. Five nights or more earns 10,000, and the bonus stops there no matter how long you stay. Those bonus points sit on top of the base 5 points per dollar and any elite bonus you earn.
Marriott's terms define the unit of measurement clearly: a stay is "two (2) or more consecutive nights spent at the same property, regardless of check-in and check-out activity." Splitting a week across two rentals does not double the bonus if it is the same property.
Is 10,000 Bonvoy points worth a $1,500 booking?
Marriott Bonvoy points are generally worth somewhere between half a cent and 0.8 cents each, so 10,000 bonus points lands around $50 to $80 of value. Against a $1,500 minimum spend, that is a return of roughly 3.3% to 5.3% on top of the base earning. Add the 5 points per dollar base rate and a five-night $1,500 booking generates 7,500 base points plus 10,000 bonus points, or 17,500 points before elite bonuses.
Our read: that is a fine kicker on a rental you were already booking and a bad reason to book a $1,500 vacation rental you were not. A promotion with a spending floor attached is a discount for people already above the floor, not an offer that should move your plans.
What does the fine print exclude?
Marriott Homes & Villas excludes more than most hotel promotions do. Taxes, booking fees, cleaning fees, security deposits and add-on services do not count toward the $1,500 minimum or earn points, which matters because cleaning fees on vacation rentals often run into the hundreds. Rentals booked through third-party sites are ineligible. Marriott branded hotels, branded residences and Marriott Executive Apartments do not participate. Award stays where you redeem points for any part of the booking are excluded entirely.
Two more traps. Payment must be by debit or credit card, and members who elected to earn airline miles instead of Bonvoy points on their account do not qualify at all. Points post within 72 hours of stay completion, provided the correct Bonvoy number and registered email were entered at booking.
Why does registration decide whether you get paid?
Marriott Bonvoy requires members to register their account for the Homes & Villas promotion by October 1, 2026, and registration must happen before the qualifying booking. Set a calendar reminder for the October 1 booking deadline separately from the December 31 stay deadline. The two dates are five weeks and three months apart, and confusing them is the other common way this bonus gets missed.
What this means for you
Take it if a vacation rental is already on your calendar between now and December 31 and the booking clears $1,500 before fees. Register first, book second, and stretch to five nights if you are already at four, since the last night is the one carrying 2,000 points.
Skip it otherwise. Bonvoy points at half a cent are among the weakest currencies in the hotel world, and a promotion paying $50 to $80 on a $1,500 outlay is not a reason to change what you book.
